Upgrading the bathroom in a newer home

Much of Chellaston has been built in the last few decades, and new homes tend to come with a plain, basic bathroom: white suite, a strip of tiles around the bath and a small shower enclosure in the en-suite. They work, but they are rarely what anyone would choose.

Newer homes are also easier to improve than most. The pipework is modern, the walls are usually stud, and many have a combi boiler or an unvented cylinder that gives mains-pressure hot water, which is what a rainfall shower needs to perform. That makes it straightforward to swap a bath for a walk-in shower, tile floor to ceiling, and add lighting and heated towel rails.

What to know before upgrading a newer bathroom

  • Floors with a little give

    Upstairs floors in newer homes can flex more than you’d expect, so we often recommend a low-profile shower tray upstairs rather than a fully tiled wet-room floor.

  • Stud walls need fixings planned

    A wall-hung vanity or toilet needs a solid fixing behind the plasterboard. We add timber or a frame before the walls are boarded.

  • Use the water pressure

    If you have a combi or an unvented cylinder, a thermostatic mixer with a rainfall head will work well. We check the flow at survey to be sure.

  • Ventilation matters more

    Newer homes are more airtight, so steam has fewer places to go. A properly sized extractor, vented outside, stops condensation and mould.

    Chellaston, along with Tutbury, supplied much of the alabaster for the medieval English carving industry known as Nottingham alabaster.

  • The longest stone bridge in England

    Swarkestone Bridge, just south of Chellaston, runs for almost a mile with 17 arches and is Grade I listed. In 1745 it was the furthest south Bonnie Prince Charlie’s army reached before turning back.

  • A canal that has almost gone

    The Derby Canal, finished in 1796, once ran through here to join the Trent and Mersey. About 50 yards survive at Swarkestone Lock.
